All landlords in England with tenancies predating 1 May 2026 must serve the Renters' Rights Act Information Sheet on every named tenant by 31 May 2026. The obligation arises under the Renters' Rights Act 2025. Failure carries a civil penalty of up to £7,000 per tenancy and — critically — invalidates any subsequent possession notice, including Section 8 notices. Only the current version of the sheet, available at gov.uk, is valid. Landlords who served an earlier version must re-serve the current one. Wales: anti-discrimination contract terms in force from 1 June — written statements due by 14 June (Action, Wales)

The Renting Homes (Miscellaneous Amendments) (Wales) Regulations 2026 add two new fundamental terms to all periodic standard occupation contracts in Wales from 1 June 2026, prohibiting landlords from discriminating against contract-holders with children or in receipt of welfare benefits. Landlords must issue a written statement of the updated terms to all existing contract-holders by 14 June 2026. Updated model written statements are available from gov.wales. Tenant right to request a pet — landlords must respond within 28 days (Review, England — National)

From 1 May 2026 tenants in England have the right to request permission to keep a pet in their rented home under the Renters' Rights Act 2025. Landlords must respond in writing within 28 days. Refusal must be based on reasonable grounds — blanket no-pets clauses in tenancy agreements have no legal effect. Landlords may require the tenant to take out pet damage insurance as a condition of consent. Requests should be logged and responses retained as evidence. Tribunal Procedure (Property Chamber) amended for RRA 2025 appeals (Note, England — Tribunal)

UKSI 2026/391 amended the First-tier Tribunal (Property Chamber) Rules 2013 to bring financial penalty appeals under the Renters' Rights Act 2025 within the tribunal's jurisdiction, including the scope of costs orders. Landlords contesting civil penalties issued under the RRA should note the Property Chamber is the correct venue. No action required — for awareness only.
