The terms governing your use of this website and our subscription services.
1. Introduction
These terms of service (“Terms”) govern your use of the Landlord Insights website at landlordinsights.co.uk (“the Website”) and all subscription services provided through it (“the Services”). By accessing the Website or subscribing to the Services, you agree to be bound by these Terms.
Landlord Insights is a trading name. Company registration with Companies House is in progress.
2. The Services
Landlord Insights provides a regulatory intelligence service for UK landlords. The Services include a weekly regulatory briefing delivered by email, an online archive of regulatory updates, articles, and analysis, and, for higher-tier subscribers, per-property alerts, compliance reports, and additional features as described on our pricing page.
3. Information only, not advice
All content provided through the Website and the Services is for general informational purposes only. It does not constitute legal, financial, tax, or professional advice.
We are not a law firm, a firm of solicitors, a firm of accountants, or a regulated financial advisor. We do not provide advice tailored to your individual circumstances.
You should always seek independent professional advice before making decisions or taking action based on information obtained through our Services. 4. Subscriptions and billing
Subscription tiers: We offer multiple subscription tiers as described on our pricing page. Features, pricing, and inclusions may vary between tiers.
Billing: Subscriptions are billed monthly or annually, depending on the plan selected. Annual subscriptions are paid in advance for the full year. All prices are stated in pounds sterling (GBP) and are inclusive of VAT at the current standard rate.
Free trials: Where offered, free trials convert automatically to paid subscriptions at the end of the trial period unless cancelled before the trial expires.
Payment processing:All payments are processed securely by Stripe. We do not store your card details. By subscribing, you also agree to Stripe’s terms of service.
5. Cancellation and refunds
Monthly subscriptions: You may cancel at any time. Your subscription will remain active until the end of the current billing period. No refunds are given for partial months.
Annual subscriptions: You may cancel at any time. Your subscription will remain active until the end of the current annual billing period. If you cancel within 14 days of your initial subscription or renewal, you are entitled to a full refund under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, provided you have not substantially used the Services during that period.

6. Acceptable use
You agree not to:
- Use the Services for any unlawful purpose.
- Reproduce, redistribute, or commercially exploit any content from the Website or the Services without our prior written consent.
- Use automated tools or bots to access, scrape, or download content from the Website.
- Share your login credentials or allow third parties to access the Services through your account, except as permitted by your subscription tier (e.g. multi-seat plans).
- Misrepresent your identity or affiliation when communicating with us.
7. Intellectual property
All content on the Website, including text, graphics, logos, icons, and the compilation of content, is the property of Landlord Insights or its content suppliers and is protected by UK and international copyright and intellectual property laws.
Subscribers may use content from the Services for their own internal business purposes (including sharing with their own professional advisors). Subscribers may not republish, redistribute, or resell content without our written consent.
Where we reference or link to third-party content, that content remains the intellectual property of its respective owners.
8. Accuracy and availability
We make every reasonable effort to ensure that the information we publish is accurate, current, and sourced from authoritative sources. However, we do not warrant that all information is complete, accurate, or up to date at all times.
Regulatory information changes frequently. We may not capture every change immediately. There may be a delay between a regulatory change being published and our coverage of it.
We do not guarantee uninterrupted access to the Website or the Services. We may suspend access for maintenance, updates, or circumstances beyond our reasonable control.
9. Limitation of liability
To the fullest extent permitted by law:
We shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Website or the Services, including but not limited to loss of profits, loss of revenue, loss of data, or loss of opportunity.
Our total aggregate liability in respect of any claims arising under or in connection with these Terms shall not exceed the total fees paid by you in the 12 months preceding the claim.
Nothing in these Terms excludes or limits our liability for:
- Death or personal injury caused by our negligence.
- Fraud or fraudulent misrepresentation.
- Any other liability that cannot be excluded or limited under English law.
