Five days remain to serve the RRA Information Sheet on all existing tenants in England; Welsh anti-discrimination letting rules take effect on Sunday.

RRA Information Sheet: five days to the 31 May deadline (Action, England)

Landlords in England with tenancies predating 1 May 2026 must serve the Renters' Rights Act Information Sheet on every named tenant by 31 May 2026. The deadline is this Saturday. Failure to serve carries a civil penalty of up to £7,000 and invalidates any subsequent possession notice until the obligation is met. The current version of the sheet was updated 22 April 2026 and is available from GOV.UK. Landlords who have already served the current version do not need to re-serve.

Wales: anti-discrimination letting rules in force from 1 June (Action, Wales)

From this Sunday, Welsh landlords must not refuse to let a property on the basis of a prospective contract-holder having children or being in receipt of welfare benefits. The rules are introduced by the Renting Homes (Miscellaneous Amendments) (Wales) Regulations 2026 as fundamental terms in all periodic standard occupation contracts. Landlords must also issue updated written statements to all existing contract-holders by 14 June 2026. Updated model written statements are available from gov.wales.

MEES: £10,000 cost cap confirmed for EPC Band C upgrade requirement (Review, England)

The government has confirmed through updated MEES guidance that all private rented properties in England must reach EPC Band C by 2030. Landlords will not be required to spend more than £10,000 per property to meet the standard. Where Band C cannot be achieved within the cap, a no-improvement- possible or high-cost exemption applies. A consultation on minimum energy efficiency standards closes 30 June 2026. Landlords with properties at Band D or below should begin assessing upgrade costs now.

Scotland: consultation on further private rented sector reforms (Note, Scotland)

The Scottish Government is consulting on further reforms to the private rented sector, including a review of rent adjudication, stronger tenant protections, and changes to eviction grounds. Landlords with Scottish properties should monitor the consultation and consider responding. The consultation period remains open.
