All assured shorthold tenancies convert to periodic tenancies from 1 May 2026

From 1 May 2026, all existing assured shorthold tenancies in England automatically convert to assured periodic tenancies under the Renters' Rights Act 2025. Fixed-term tenancies are abolished. Tenants can end their tenancy at any time with two months' notice.

The move to periodic tenancies means tenants can leave with two months' notice at any time. Landlords can only increase rent once per year using the Section 13 process.

The government information sheet must be sent to all existing tenants by 31 May 2026.

Action required

You do not need to issue new tenancy agreements. Existing agreements continue but fixed-term provisions are unenforceable. You must provide all existing tenants with the government-produced Renters' Rights Act Information Sheet by 31 May 2026 or face fines of up to £7,000.
