Awaab's Law comes into force for social housing: private rented sector extension confirmed for later date

Awaab's Law came into force on 27 October 2025, requiring social landlords to investigate emergency hazards within 24 hours and address significant damp and mould within fixed timeframes. The government has confirmed it will extend these requirements to the private rented sector, though implementation for private landlords is unlikely before 2027.

Awaab's Law requires social landlords to address emergency hazards within 24 hours and significant damp and mould hazards within fixed timeframes.

The scope will extend to additional hazards from October 2026 and all remaining HHSRS hazards from October 2027. Private sector extension is confirmed under the Renters' Rights Act but not yet scheduled.

Action required

No immediate legal obligation for private landlords. However, the direction of travel is clear. Begin reviewing your damp and mould response processes now. Document all tenant reports and remedial actions taken.
