Requirements for social landlords to address damp and mould within fixed timeframes came into force on 27 October 2024 under the Social Housing (Regulation) Act 2023.
The requirements impose strict timeframes for responding to hazard reports. Emergency hazards must be investigated within 24 hours and work to make the property safe must begin within a further 24 hours. For damp and mould, social landlords must investigate within 14 calendar days, issue a written report to the tenant within three days, and begin repair work within 7 days where the hazard is confirmed.
The Renters Rights Act 2025 confirmed that equivalent requirements will be extended to the private rented sector. The commencement date for the private sector extension has not yet been set. Private landlords should begin establishing procedures that would meet these requirements now.
