How to Rent guide updated: April 2026 edition

The April 2026 edition of the How to Rent guide has been published with minor updates to prescribed information text. Landlords must serve this version with all new tenancies.

The government published the April 2026 edition of the How to Rent guide on 21 April 2026. The changes are minor and relate to prescribed information text updates rather than substantive policy changes. The document continues to reflect existing tenancy obligations.

As with all updates to the How to Rent guide, landlords in England must serve the current version at the commencement of every new assured shorthold tenancy. Failure to do so constitutes a prescribed information breach. The May 2026 edition was subsequently published on 1 May 2026 with further revisions; where both are recent, the May 2026 edition is the correct document to serve.

Letting agents managing properties on behalf of landlords should update their tenancy pack immediately. The guide is freely available on GOV.UK.

Update your tenancy pack to the April 2026 edition. Note: the May 2026 edition supersedes this. Use whichever is current at the time of tenancy commencement.
