The maximum tribunal award has doubled from one year's rent to two years' rent for offences committed on or after 1 May 2026. The window for tenants and local authorities to apply has also doubled, from one year to two years after the offence. Action required: None for compliant landlords. The increased award amount significantly raises financial exposure for licensing breaches, unlicensed HMOs, and failure to comply with improvement notices. Landlords should ensure all licences, deposit protections, and statutory notices are in order. Effective date: 1 May 2026 Who affected: All landlords in England with assured tenancies in the private rented sector
