PRS Database to launch from late 2026: mandatory registration for all private landlords

The government will begin rolling out the Private Rented Sector Database from late 2026. All private landlords in England will be required to register themselves and their properties. The database will be rolled out area by area, with public access following the registration phase.

The PRS Database is part of Phase 2 of the Renters' Rights Act implementation. It will contain key information about landlords and their properties, helping tenants make informed choices and supporting local authority enforcement.

Failure to register will bring civil penalties and may block access to possession grounds.

Action required

No immediate action required. Monitor for announcements about your area's registration date. An annual fee will be charged. The amount is yet to be confirmed.
