Rent bidding banned and advance rent capped at one month under Renters' Rights Act

From 1 May 2026, landlords in England are prohibited from encouraging or accepting rent offers above the advertised price. Rental adverts must include a set rent figure. Landlords can only demand a maximum of one month's rent in advance, payable after the tenancy agreement is signed.

The ban on rental bidding aims to increase transparency and fairness in the lettings market. Combined with the cap on advance rent, these measures prevent landlords from using financial pressure to select tenants.

Discrimination against tenants with children or those receiving benefits is also now prohibited.

Action required

Update all property listings to show a fixed rent price. Do not accept or solicit offers above the listed rent. Ensure your letting process only collects one month's rent in advance after the agreement is signed.
