Rent repayment orders extended to two years' rent under Renters' Rights Act

From 1 May 2026, tenants can claim rent repayment orders covering up to two years' rent, doubled from the previous maximum of one year. This applies to offences including operating without a required licence, breach of a banning order, and using violence to secure entry.

Rent repayment orders can be sought by tenants through the First-tier Tribunal. The maximum award has doubled from one year to two years' rent.

This change particularly impacts landlords in areas with selective or additional licensing schemes who have failed to obtain the required licence.

Action required

Ensure all property licences are in place and current. The doubling of the rent repayment order period significantly increases financial exposure for landlords operating without the correct licences.
