Rent Smart Wales fee schedule revised for 2026: registration and licensing fees updated

Rent Smart Wales has updated its fee schedule for 2026. All landlords letting property in Wales must be registered and licensed through Rent Smart Wales. Letting agents must also be licensed. Fees are payable on registration and renewal.

Rent Smart Wales is the mandatory registration and licensing scheme for landlords and letting agents in Wales.

All landlords must register and either obtain a licence themselves or use a licensed agent. Training is required as part of the licensing process.

Action required

If you let property in Wales, check the current fee schedule on the Rent Smart Wales website. Ensure your registration and licence are up to date. Unlicensed letting is a criminal offence in Wales.
