Private Tenancies (NI) Order 2006 sets minimum notice periods and tenancy conditions

The Private Tenancies (NI) Order 2006 governs private renting in Northern Ireland. It sets minimum notice periods, landlord repair obligations, and tenancy conditions. Notice periods increase with tenancy length, from four weeks for tenancies under one year up to twelve weeks for tenancies of ten or more years.

The Private Tenancies (NI) Order 2006 is the primary legislation governing private renting in Northern Ireland. It sets out minimum notice periods, landlord repair obligations, rent increase procedures, and tenancy conditions.

Notice to quit must always be given in writing. The minimum notice period increases with the length of the tenancy: under 1 year is 4 weeks, 1 to 10 years is 8 weeks, and 10 years or more is 12 weeks.

Northern Ireland has not adopted the Renters' Rights Act 2025. English tenancy law does not apply to Northern Ireland properties.
